A mini-split moves refrigerant instead of air. An outdoor compressor connects to one or more indoor units through a line set that needs only a small penetration through the wall, so there is no ductwork to design, install or hide. That single difference is what makes ductless the answer for the situations conventional systems handle badly: a house heated by radiators, a converted attic, a sunroom, an addition, or the one bedroom that has always been the wrong temperature.
Because each indoor unit has its own control, a mini-split also gives you genuine zoning. You are not conditioning empty rooms to keep one occupied room comfortable. That makes it a genuine year-round system rather than a cooling-only appliance, and it is one of the main reasons people choose ductless for a space that was previously served by a portable heater in winter and a window unit in summer.
It depends on how the space is divided rather than on square footage alone. One indoor unit conditions the area it can reach, so an open plan floor may need a single head while the same floor area split into closed rooms needs several. Doors, ceiling heights and how each room is used all matter. Working that out on site is the first thing we do at an installation estimate.
The indoor units are quiet, which is why they are commonly installed in bedrooms and home offices. Because the compressor sits outside and the indoor fan modulates rather than cycling hard on and off, there is no ductwork rumble and no sudden start-up noise. If a unit that used to be quiet has become noisy, that usually means a dirty blower wheel or a fan bearing, and it is a service item.
The washable filters in each indoor unit should be rinsed regularly, and it is a job a homeowner can do in a few minutes per unit. It matters more on ductless than on ducted systems, because a dirty filter directly restricts the small coil behind it and performance falls off quickly. The deeper cleaning of the blower wheel and coil is part of professional maintenance.
Almost always a condensate drainage problem. Each indoor unit collects moisture as it cools, and that water leaves through a drain line that runs by gravity or by a small pump. A blockage, a sagging line or a failed pump sends the water into the room instead. Turn the unit off to limit the damage and call us, because the fix is usually simple but the water is not.
This is one of the situations ductless suits best. Adding ducts to a period home means opening up plaster, losing closet space and boxing in ceilings. A mini-split needs a small wall penetration for each zone and the line set can often be routed discreetly. Placement is the part that deserves thought, and we plan it with you before anything is drilled.
