One firing rate: full output whenever the thermostat calls. Simple, fewer parts to fail, lowest equipment cost. The trade-off is bigger temperature swings and more noticeable cycling, because most of the winter does not require full output.
A high and a low firing rate. The furnace spends most of the season on low, giving longer, gentler cycles and quieter operation, then steps up on the coldest days. For most Lancaster County homes this is the sensible middle ground.
The burner adjusts across a range rather than between fixed steps, matching output closely to demand. Paired with a variable speed blower it holds temperature tightly and runs quietly. Best where comfort consistency is the priority.

Natural gas and propane furnaces are what we install most, and what most of the newer housing stock in the county runs. Efficiency is expressed as an AFUE percentage, which describes how much of the fuel you buy ends up as heat in the house rather than going up the flue. Condensing models vent through PVC because their exhaust is cool enough to do so, which changes where the furnace can be located.
Oil heat remains common in parts of our service area, particularly in older rural properties and farmhouses, and we service oil furnaces as well. If you are on oil or propane, it is worth comparing against a ducted heat pump or a dual fuel arrangement before defaulting to like-for-like replacement.
A furnace burns fuel a few feet from the air you breathe, separated by the heat exchanger. When that separation fails, combustion products can reach the supply air. That is why the heat exchanger inspection is not an optional line item, and why we will condemn a furnace rather than return it to service when we find a breach.

A furnace that sat idle all summer can have a failed igniter, a dirty burner or a control that has drifted, and you would rather find that in October than during the first hard freeze. Booking early also means more scheduling flexibility, since the calendar tightens as soon as the weather turns.
That pattern is called short cycling and it has several possible causes. A clogged filter or blocked return starves the furnace of airflow and trips the limit switch. A dirty flame sensor stops proving flame, so the control shuts the burner down. A pressure switch or venting fault does the same, and an oversized furnace will do it too. Check the filter, then call us.
It depends heavily on how it was installed and whether it has been maintained, which is why we avoid quoting a single number. A furnace that was correctly sized, properly vented and serviced annually will outlast one that was oversized and ignored. What matters more than age alone is what is failing, how often, and what the repair costs relative to a replacement.
Annual Fuel Utilization Efficiency, expressed as a percentage. It describes how much of the fuel you pay for is converted into usable heat over a heating season, with the remainder lost through the flue. A higher AFUE means less fuel for the same warmth, but it says nothing about whether the furnace is the right size for your house.
Often it makes sense to, because a furnace and a central air conditioner share the blower and the indoor coil. If both are a similar age, replacing them together avoids paying twice for overlapping labor and ensures the two halves are properly matched. If your cooling equipment is newer, we will say so and leave it alone.
It is worth asking, particularly if you are replacing cooling equipment anyway or currently heat with oil or propane. A ducted heat pump provides both heating and cooling from one system, and a dual fuel setup pairs a heat pump with a furnace so the furnace handles only the coldest weather. Which is right depends on your fuel costs, ductwork and electrical service.
